Sometimes I will get the agent on the phone and try to probe/be really friendly.

Interest rates are propping the market up, but that doesn't move me at all.I have bought this year - selective value add type properties that are low risk to be hurt in an economic downturn. 

If not, this is really a bad deal the way it looks to me at present.

I figured worst case was around $40k in repairs which would put me at a break even if it was a 1 bedroom.

But to go out of state, I need higher ROI than what I can get in NJ so higher end doesn’t appeal to me at this point, bec my goal is cash flow (appreciation is a welcome plus)

Maybe try to find out which properties are late on their taxes, network with successful wholesalers who leave enough meat on the bone and possibly send marketing letters.
