I may be able to construct and entrance.2. was 30 minutes from work and sons school. 3. had some sweat equity and pretty small with a tiny bathroom for us to live in. top of budget. 4. the neighborhoid wasn't exciting it felt kind of sketchy but had seperate entrance for airbnb. no are for storage for us and realy small for us to feel comfortable living. where do I make sacrifices just to get in the market?

We have followed the BRRRR method throughout, and always refi'd into the 30-year FNMA/FHLMC backed products; always in separate names to allow my wife and me to maximize that cheap money (you can each do 10 loans). 

If you decide it's too big for you and you would be more comfortable in a smaller house you can trade the house you just bought for the rental.

I'm in the military so I don't get to decide where I live, which is another reason I knew I needed to get comfortable investing out of state!

But after inspection, I realize this building needs a lot more budget to maximize the rents.

Is it possible to know what I would qualify for before securing a property to comfortably know that I can put in an offer? 

The question that your accountant is going to have to be comfortable with is - "Are you tearing down and building simply so you can sell?" 

Luxurious finishes can give the feeling of comfort, sleek and modern finishes can give the feeling of efficiency and a simple design can give the feeling of sophistication.

Unless you do something like this, you are just guessing and that could hurt you.Sounds like you kinda know the industry, but you need an expert to maximize the return on what sounds like a fantastic property....
