Not impossible, but unlikely unless you've already locked in a rate with a lender.

Also, why not refinance out to conventional lending (if you have spots) and lock in the historically low rates? 

We recently did a refinance to lock in a rate, as it was on an adjustable rate mortgage.  

Locks will be changed during that time.

No private lender is going to want to lock up their money for 30-40 years at only a 4% interest rate.

Since the debt is so cheap you having low interest rates that are locked in will keep your rates low as well as allowing you to still cash flow through the recession.
