Is DSCR loan the best option?

Park improvements require a very keen understanding of 'will this expense drive my NOI? 

I didn't know my financials, so when the real estate market turned ugly I only then discovered that I had been negatively cash-flowing for years without knowing it.Had I known better, I would have improved the cash flow for those properties I could, and dumped the losers I couldn't fix. 

If you've owned it for at least a year, you can go the conventional route or something like a DSCR loan.

If the seller won't budge on interest rate and length of loan then negotiate price.

Whatever you land on, make sure you save enough capital for furnishings and improvements. 

I've begun volunteering with Habitat for Humanity to gain more confidence in DIY improvements.

What implications does that have when trying to get a new loan or refinancing an existing one once it’s in an LLC?

Debt on investment real estate is cheap and allows us to acquire bigger properties and improve our cash on cash returns.
