Dont forget to factor your rehab when putting together an offer. if you're serious, get a contractor to give you an estimate on the rehab so you can better understand what its going to take to bring this property up to your standards. finding a distressed property and using the 203k is probably your best bet to make these rules work in your favor.

No matter where you are and your market this has many factors showing it to be a "deal" but to me this is NOT a wholesale. 75k (listed for 85k) plus commission plus closing costs plus repairs of 25-30k plus possible holding costs and ARV is 130K.

One thing a lot of people don't think about is that, for many people your insurance costs will go up depending on what kind of (quality of) insurance you have through your employer so you'll need to factor that in.
