Of course, there are good opportunities all over, but I think you can find a solid B property closer to town, which means closer to big employers, night life, etc.

No matter their story, sometimes life has dug a hole too deep for them to ever be able to pay you again.

I personally want to see $300/m above my mortgage, taxes and insurance for a 15 year note and $400/m above a 30 year note 

I graduated college 4 months ago and I started health insurance sales 1 month ago.

What I am seeing is a lot more rehabs that are just carpet and paint and flippers leaving in old windows, heating systems which are on their last life.
