With only 100k to deploy the Midwest will offer cash purchases and more monthly cash flow and usually less dollar appreciation, long distance travel, and extra time to manage.

While there have been stats come out the past couple of months that say rents are up, I don't really believe that when you see the newer properties offering 2-3 months free rent.   

I will not be in a position to start putting in offers, etc. and I don't want to waste the time of a busy professional (realtor) by constantly asking for comps for what in essence is homework for preparation.

Can I make an offer on 2 properties at the same time and walk away from one that I didn't like the most?

New home builders are offering great rates with their lenders and paying closing costs, with a VA loan you can put 0% down, its insane.

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

Either simply overpriced and sat for months not willing to reduce the list price, but willing to take a (reasonably) lower offer.

Is that a standard thing or just simply what one lender might offer?
