After looking into the software it looks like it will be ok especially since we only have 4 doors right now and are local. 

We would love to put the new investment property into an LLC right away. 

@Brandon Gall if it’s domestic abuse, in my state they can provide copy of protection order and give notice without penalty, and if abuser is only occupant left, you can then give notice to them.

You own title to the property, meaning you have the right to sell it to whomever without needing a Realtor or attorney.
