That's what makes the idea of a 2 unit interesting to me...there is a separate entrance already into the basement: you walked by a locked door that leads to the upstairs 1/2 of the house.

Ive done some light craigslist marketing for wholesale leads but no luck as of yet.

I guess I am a bit more worried about a bad PM company which could lead to even more of a decrease of return. 

Does anyone have suggestions or know someone who works in the Central Texas Waco/ Baylor market that is willing to partner on my qualified leads?

We already have a realtor that we're working with, but will pay a referral fee for any leads that fit our criteria and we are able to close on. 

So I'm looking for rehabbers in the area that would be interested in being added to my emailing list to receive leads!

You might want to get some solid leads on who is willing to do the refinance portion of the BRRRR.

I've got what appears to be a great lead on some land in North Houston, in particular, The Woodlands.
