I am looking to JV with my brother where I will do the real estate investing (finding deals, property management, etc.) and my brother will fund it from his business account. 

I would love to hear any and all thoughts about this as a first or early purchase including financing details I may not fully understand for commercial properties. 

TP spends 100% of their time in the asset management of these properties (not property management).TP has recently invested personally in these deals and owns at least 5% of Property A.

When I’m working with clients on their STRs I emphasize the need to have a clear vision for what the property can be.

They can often recommend key team members like contractors, broker, and property managers.

Question: If you were to purchase a STR to close in November and the seller negotiated that the buyer must honor existing rentals with the current rental company/property management until January of 2025…. 1- does this negate the short-term rental loophole for the 2024 if you aren’t managing it yourself for these months in 2024?

I am near retirement from the 9-5 and would like to diversify into rental properties.

Every time my wife and I purchased a property the numbers never looked attractive on day 1. 

I asked if they would consider seller financing on the property and they said, “yes”.

I have a tenant who I believe to be on some type of heavy drug like herion, or meth ...I recently inspected the property it was full of garbage everywhere some hording, it's just trashed.
