There are some that can walk into a house and right away determine how to fix it in such a way as to create, light,space and potentially add value. 

The definition of Appliance has been expanded to include any device provided to the tenant to cool the home, to include permanent or portable air conditioning units, swamp coolers etc. 

When I was looked for flip houses, I used to get calls from Realtors (I was on a list) saying be at this address at 3pm, you and 30 other people can look for 1 hour and then submit 'Best and Final' right on the spot.It does/did create a sense of urgency....the 'winners' of these bids usually overpaid by a lot and were inexperienced newbie wanna-be flippers......

The past couple years, this tenant has taken liberties with some things around the property that have created a safety hazard for others in the building and a liability for us as the owners.

They were also able to provide new estimates on the work needing to be done including correcting everything the original contractor had done.My question is, should I pursue some sort of legal action or just never get into contact with said contractor again?

Any little miss wording or failure on dates can throw a 1031 out or create taxes.  

Could you share numbers about the income and expenses, including CapEx, maintenance, property management, etc.?  

Honestly, PriceLabs is my favorite, especially if you're doing multi-unit or want to create custom groups and bring in occupancy-based factors.

The numbers look good, you included many categories posters frequently omit, be forewarned real life never lives up to these projections.

I don't think starting a small place, say an acre with 50-75 units would be a bad place to start (can buy smaller tract of land, closer to town for cheaper) also less risk due to the overall cost...I created a spreadsheet that I use to analyze existing storage units.
