Can you get coin op ones to break even on the water and electric?

How much do I need to profit on top of mortgage and all bills to make it worthwhile.2.What do you require tenants to be responsible.I am in the northeast and its cold do you require them to pay for heat, hot water, electricity, water, sewer etc.

But people flock to places they consider hot and overpay greatly and are too far away to avoid PMs.

The home will continue to smell like  bleach until water flushes the traps out.

IMO these need major rehab work and are only attractive in "hot" areas where flippers can turn around and resell them for $100k+ to retail buyers.

This was a major rehab with new HVAC and new Water heater.

For me, it's well water, lagoons, and not in a metro.

If it was one of mine, would have been a disaster since it often happens on hot summer days.And one tenant lugged his fridge in and moved mine to corner in the living room.

Sometimes I have had guests lower the setting all the way down to 64 degrees complaining that the unit is too hot and in reaction to this the air conditioner will freeze up.

New water heater, new stove, new fridge, numerous repairs, and a water leak emergency that I should have fixed on my own but went with a company who charged me $700 to fix something I could have done myself for basically free.Now, I probably have a bit of a crappy house with all the things that have gone wrong with it, but I also had super conservative estimates behind my CAPEX and maintenance.
