at least for a cool place to live and work.. if you can make money in real estate thats just a huge bonus.. dont forget about Lake Chelan another gem that is not well known however one of the great spots in this country. 

It seems that Delaware is quiet due to the fact of hundreds of gems with no TAXES to carry.

It could be that I am just comfortable buying houses and duplexes and not used to the bigger building or it could be my gut telling me that there is a couple of huge and nasty surprises hidden in the building.Not sure which.Have any of you stepped up to a bigger purchase that was just outside your comfort zone?

If it were family photo's a priceless cameo or locket I would be all over getting in touch with the owners; but in this case if they had known there were a bag full of mercury dimes in a hidden brick they probably wouldn't have lost (if applicable) the house, they would have sold their dimes to save it.

We negotiated the short sale ourselves as agents and picked this gem up for $90,000. 

The banks know that these 30 year FRM (fixed rate mortgages) only factor interest monthly so paying extra like the above comment mentioned "does," save you interest but its only factored 12 times a year so instead of daily savings differenials you're waiting all the way till the next month for your lump sum payment of lets say $2000.00 to affect your amortization of your loan.The HOA product was originally started in Australia/UK and gradually came over but is still lesser known gem when used correctly.

Do you really think it is possible for every local investor to somehow have missed this gem of a deal?
