My thoughts/advice on your situation are:A triplex at $180K, and after a discount at $165K sounds great.An option to consider:Being that it doesn't cash flow at current rents, have you thought of 'making' the deal work, meaning you reduce your offering price and then you could possibly cash flow.I also think what you're proposing is reasonable, but the rent increases need to be incremental and sensible.

This depends a little bit on whether the trash is handled by the city or private contractors, and also whether the custom in that city is to keep the trash cans "hidden" when not in use (like, in the backyard, or in the garage), but: if you can't see any trash cans around the side of the house or at the corner of the garage, or in the driveway on trash day, whereas the neighbors' houses do have trash cans in those locations, maybe nobody is living there.

Our estimate came in higher than we could justify for the property so we trimmed down the scope of work and are going to handle some of the lighter tasks ourselves.

I've seen a scenario where the PMI payment was out of compliance due to disclosure errors, and as a consequence of the post-closing audit the borrower was notified that the monthly PMI payment was being reduced to $0/mo.
