@John Kennedy I may have this incorrect but when entering your numbers in the BRRRR calculator if you uncheck the “cash purchase” option and then select the corresponding down payment that you would be paying to supplement your HML (e.g. 35% down if the HML will loan on 65% of cost).

I'm just going to try to build a string of rentals to supplement my retirement in 8 years.

I am thinking I may want to start with small apartment buildings to start building wealth but I need to know how and where to get started without just generic information.

Then after I do leave, I can start flipping since I'll have more time and also the supplemental income from the rentals.
