@Jessica Jay-Maleski splitting into separate meters is too costly on that property to be worthwhile, plus the government programs wouldn't give you any benefit.

So you would lose the advantages of an LLC and add the disadvantages of a C-Corp. i don't know what advantage you think you might gain with this structure but it will probably not do what you expect.
