There are 2 main things I would look for in a co-op and in retrospect maybe have even bought a smaller place in a less desirable area to gain these two things:1.

So you would lose the advantages of an LLC and add the disadvantages of a C-Corp. i don't know what advantage you think you might gain with this structure but it will probably not do what you expect.

From my hotel days, most adjusters prefer staying in hotels to gain their coveted club points.

It is always good to have an agent on your team, but depending on how you intend to find motivated sellers, having a license is not always a benefit.
