❓My question is: Do I need to reach out to people who fill out the questionnaire who would not qualify? 

If you use a GC, this will easily double since they have to float the money to pay the subs, fill out a mountain of paperwork and also have some profit in there. 

When we get interest we ask that they fill out an application that includes a background/credit check.

You can fill it out with a pen, make a copy and send one to the seller. 

It's just harder for 2 or 3 families to coordinate for Sun-Thur so those are harder to fill. 

Here we get a few good months out of them and the rest of the year its basically a hole filled with nasty tepid water or ice so a lot of buyers might just see them as money pits.

Plus the idea of 6 hour flights to get there does not have the same appeal to me as it once did..
