Hey, So I guess that's what I'm asking about w/ advice on modeling cashflow. 

They could spend all day with the model and checking details.

This model is very appealing to investors because of one class of shares, which means everyone is treated the same, and the cumulative nature of the pref.

The model I've seen seems to be to buy-and-hold and ride the appreciation, although that is much more speculative than I would like.

Although I prefer to align incentives in a percentage model and provide bonuses for 5 star ratings. 

Not sure how their business model will work out long term.

If your Real Estate agent works with investors, they would already have the full list of builders, their models, ballpark pricing and a list of their common concessions.
