I know for a fact there are many out of town investors who are interested in your area... search biggerpockets for the term #birddogging   Learn what you can and focus on your favorite niche!

I am looking at another piece of property in the same area so I may go ahead and open the account just to be on the safe side...my wife may kill since she does our books right now, but I think it may help...at least in the short term.

She has technically "moved back" to Sweden on the books and I've heard she may need to pay Swedish taxes on the capitol gains after sale of the condo.
