If you happen to come across any multi-family stuff in NWA at 7.5% cap or better I'd love to know about it. 

There wouldn’t be much structural change, maybe just making the family room a bit bigger by removing a wall, otherwise it would all be cosmetic renovating.

Most multi-families are a few duplexes or a quadplex on a lot, but we do have an 18+ unit quadplex property.

I'm aware of the vacancy rate being 6% in the SFR industry but I was wondering what percentage of units go on the market every year from your portfolio. If you manage properties, what do you typically see?

You could easily carve another bedroom out of the basement and still have a very generous family room.
