I believe there are better choices for cashflow than that area- particularly when you’re putting so little down- given the extreme competition there and also given the limitations/ control over you.  

Based on how this is playing out in other parts of the world we have another 4-6 weeks of heavy restrictions followed by half measures that would have seemed extreme in January.

Make it extremely clear, otherwise someone is going to mad if they think they met the criteria and you don't give them back half.
