Hello - I'm not a newb, jack of all trades master of none.I have a piece of land (18 acres) identified near me and believe after much observation, networking and general market observations there is a definite need in our market for more duplexes/townhomes -- I've got a rough game plan of how to develop the property but where I'm struggling without bugging contractors is some sort of resource or hey if you've personally done this and can find time in your day to spend 5-10 mins for a quick phone call would be eternally grateful.Having a hard time spitballing the development costs for the infrastructure.Sewer main extension, water main extension, installing the roads (Would do appx 350-500' of road with a culdesac to start.

so if you sell in 2022 it will be done before you file your tax return for 2022 (if you have to run past 4/15 you simply file an extension) so the exchange is reported on your 2022 tax return.BIGGEST ACTION ITEM - engage a QI before the property closes or you'll have a big tax bill.

You can’t change the rent or evict them until the current extension expires but that’s the date in the signed form, not the original lease.

One needs extensive rehab (Roof, heating systems, rebuilt porches, siding, bathroom remodels), the other is mostly turn key but the vacant unit will get an updated turn over.Rents on both are way under market value and PM is very confident on getting much more rent out of them.I am using portfolio loans on both with my original plan on doing somewhat of a Brrrr strategy on the one that needs the work.
