I'm only asking to get a picture of the collections.  

I usually find cash buyers to assign my wholesale agreements so collecting assignment fee is simple. 

Sacrifice two years of my life to potentially make $30k/month, or having fun working a minimal schedule and collecting pennies while I'm building up my net worth?  

I have a lot of support and the properties are 100% occupied without extensive repairs needed.

Finding a renter who would allow you to perform repairs would be hard, but it sure would be awesome to start collect rent while fixing up! 

I have extensive experience from build sites, all the way to large scale communities.

But any lender is going to look at net income, not just rent collected. 

But my exit strategy from the 9-5job is owning homes free and clear and collecting rent so when I buy and rehab something I look at it all in keep it forever terms

For example, income 2 1/2 to 3 times ratio to rent, credit score minimum of 690, no evictions in past 5 years, no outstanding collections of $1000 or more.Have each adult married or not  fill out an application and go through screening process.

I could certainly hunt around for a Realtor in your area and try to collect a referral fee from that agent but I think that I would be doing you and them a disservice.
