We currently own our primary residence in Nevada, a vacation property in California and a SFR rental in Seattle.With our limited experience thus far, we are considering out of state properties in the $1-200K range.How long does it take before one could justifiably be considered a pro in the eyes of the tax man?

Now here we are, the due date/grace period for rent was yesterday.

We are almost ready to move onto our next investment either by selling thi house and doing the live in flip again, or by finding enough money (hard) to buy a rental and get that ball rolling.

We are not talking about taking on a huge amount of debt here, it is one unit, and you are capped @ 70% of appraised value.

We are not in an HOA, and there is no current agreement in place.  

Or he asked if I could pick up the mail from the apartment and hold in my office for him to pick up one day.I am happy to help tenants, however I do not want to get into the business of holding and collecting mail and wasting my time with that.My initial thought is to tell him that I am sorry, but we are unable to hold tenant's mail, and that we advise new tenants to write "Wrong Address" on the envelope and return to sender.

We are still waiting to hear back from Fannie but it sounds as if they will only offer 70-75% ltv after analyzing our market.
