If the cheapest option is the goal have every trade email you in a “bid.”

You are spot on about being consistent - called on Friday and they said they were on board, so we mailed him a P&S (he doesn't have internet/email/cell phone) and emailed one to the spouse. 

If I have built a large database of clients for my business and don't have any syndications, paperwork indicating I'm in syndications, actual deals in front of me, or a past syndication,  can I point blank email my database and directly ask for people interested in being a passive investor and not break any sec rules? 

After many email and calls unresponded in the following 1.5 months, I found the house broken in, water tank and furnace stolen.

Window is currently not egress, but can certainly be replaced if needed.There is a walkout door right next to the window, so I’d imagine, that is what is necessary for an emergency.Front side of basement has another window (same size as back), and has a view to the underside of the porch.

Well, imagine you are fresh out of high-school or college with  some cash saved up.

Do you know of a system that the visitors can request a place to stay, when they are approved it will schedule the visit in a calendar and send them a confirmation email?

I would imagine if you do a bunch of these deals and all you do is sell to someone else they will eventually have a problem with it.
