Its all  taught to you in the brokerage, usually working underneath other agents, or through the school of hard knocks where the broker tells you you messed up.2.

@Wayne Brooks I see what you're saying... maybe they can cover something else in lieu of the insurance and taxes.

If not, make sure that he is making plans well in advance to refinance with someone else. 

do you have a standard lease form for the state of florida or are you using something else?
