I wonder do alot of people turn to STR so they don't have to deal with the California LTR laws and issues when you get a non-payer.. and that decreases the housing supply more.

I will also try to get what I call "security toward last month's rent" - it's not last month's rent because your rent could increase (or even decrease) while they rent.

On the other hand, if you didn't mow it yourself you'd have to pay out of the SDIRA to have it done, resulting in a decrease in the value of the IRA.

The only way it make it faster is if the interest rate decreased as well, making it so that less of the persons money went towards the interest and more could go to the principal.

I just read an article CNBC put out showing that after a 0.06% decrease in mortgage rates last week (6.81% => 6.75%), there was a 10% bump in mortgage applications.

Those that have the capital and are long-term focused don’t care about the rate, they’ll refinance anyways to get a better return on their equity.I’ve had a number of buyers that have the means to purchase, can do well with a purchase in today’s market, and can get better terms now because demand has decreased, and they still won’t.

@David Cahill's observation is correct that city rents have decreased in 2020 but I am suspecting that it is a temporary shift as we are recalibrating towards today's pandemic lifestyle.

Prove it otherwise, preferably with HUD statements.Honestly yeah, and at least in the markets a look at, in most cases the pp+rehab is often more than turn key, there are all kind off issues betwwen low inventory & high rates but an underrated one is just rehab expenses have skyrocked while gross margin's have decreased. most deals I see don't only fail as brrr's but if I wanted to own in that area i'd be better buying turn key.

There's no way to prove that an STR will lower property values by itself, there are too many variables that contribute to the increases or decreases of property values.
