Kim, I'd look at both of them to get an idea of the market trend over a period of time, but would depend on current market data to get an idea of value now, Current, comparable sold property data is what you need and the listing Realtor or your Realtor should be able to provide this information for you.

OTH, if I were to add on, I'd have the el. contractor do it.Citys don't have much data on the inside of a residence to compare anything to, usually a room floor plan, newer homes they will have the prints, but usually not the electrical and plumbing as residential plans may not require them, they leave that to the electrician and utility company and plumbers.

Generally speaking, most of the buyers shopping in December and January are serious about buying, and if you have a competitive product, you'll get sales.Looking back through my data, it appears the typical DOM for properties we put on the market in November, December and January is 26 days, compared to 17 days as an all-around average.
