College rentals and long term tenants are similar but not the same.College rentals you can rent by the room and possibly gather more income but will have almost guaranteed yearly turnover and more rehab between leases.

I can almost guarantee that you will benefit from personal service level compared to 'the big buys' in this space. 

Now it's not a guarantee that your property will ever be worth a million dollars but If you combine this with a good paying job and a retirement plan that's diverse, you'll be ahead of the game. 

There's a personal guarantee on it of course.

If they find something off market and want to do it themselves, thats fine, but I can almost guarantee that unless they're an experienced investor, they're going to mess it up, badly.
