Based on the raw numbers if your getting financing your looking at more than likely 20% down although 15% is available on an investment 4 unit for financing. 

And they’re still a garbage investment as 10 years from now they’ll be worth a few grand less than what you’re paying today.

I believe both (married couple) are actively working.
