I started rehabbing (removed trim around windows and base boards in living/dining room because they had been sprayed with texture, kitchen cabinets being torn out, doors taken off, walls were being skim coated, etc.), so with the exception of the loft area where my bedroom is, the place was a total mess.

I am personally working with a lot of California investors and helping them find amazing off-market deals that they are buying pennies to the dollar. 

Anybody who is local will sugar coat everything just to get your money. 

I know of a foreclosure locally where the previous owner stripped cabinets, bathroom fixtures, doors, copper pipe, electrical wiring, furnace, A/C, water heater, carpet, light fixtures, ceiling fans, and anything else he could.

It's worth every penny so far and I'll be happy to pay the full price when it's time to renew.

I do coat type hangers high on the wall or back of door so kids can't hang on them.

Your right...the nice ones seem to disappear.But I do like the @George P. boutique design but maybe powder coated in matt black.We replaced the toilet, lights & all fixtures etc in a bathroom we rehabbed.

Although the JC Penny towels were nice, they stopped stocking enough inventory to make it worthwhile. 

Is it going to take 1 coat or 2?  

The drawing he sent me includes my bedrooms, coat closets, and my garage.
