I am leaning more towards the ADU as it is a small amount to invest compared to the return and you're right, my new appraised value should be quite a bit higher and then I can take that and invest in another SFR and repeat.

So, it becomes cost / convenience / customer service. 

Better schools, less crime, lower entry and the convenience of access to the city, but no city landlord rules.

At this point though, I’m leaning towards quitclaiming into personal name, doing the refi, then quitclaiming back into the business.

If plumbing is placed in convenient locations and you are able to split the Heat and A/C service, it could be 5-10k to add a new unit and really up the value and income. 

.$715/month rent with $58k per unit invested will be lean from a profit standpoint, particularly with no scale or appreciation.
