@Travis Biziorek you don't have to deal with the owers that have their heads in the sand about market changes and just expect their rents to increase every year.

I am representing a few right now and having taken a close look at the financials, I can confidently say that these can be a very smart investment.  

In Brazil, doesn't have a way of financing 100% of the deal.

Yeah if we had a re-do button perhaps we would have skipped this last purchase or done more due-diligence prior to the purchase.But very happy with our other properties.....Hi Account Closed - Where is your STR located ?

When the transaction closes, the purchase is funded, and we set aside additional funds in an escrow account to pay predetermined professionals to make any required or desired repairs or upgrades to a property AFTER the buyers settle on the purchase transaction.

there are deals out there, less than there used to be but always something if you are patient and ready to jump when it appears.

As you are aware they continue to close stores and are not renewing in many locations.

I'm currently in the Lafayette, La market interested in learning more about analyzing deals with a buy and hold mindset. 

I'm thinking if they can swing a balloon payment in 5 years at 8.5%, this would be a better deal.
