Don't forget about curb appeal, the back yard and the oh so dreaded carrying cost.

If you want to sell the property and create income, get a downpayment and carry the note.  

Seems like 6-12 months is an unreasonably long time to carry the property with no income.

The $420k replacement property you bought is going to have an adjusted basis of $320k (the $100k profit carried over from the condo you 1031'd).

Would this by chance be an owner carried note, by you, with the sink hole issue existing at the time of the sale?

Not all debts carried interest nor did all pledges of security - real property or chattel - require interest to be paid.CFD and LC being treated like security instruments after certain time limits by the court so that the buyer/borrower has a [fair] chance to redeem the equity in the property if they so wish.  

Oh- and they carry extremely low levels of mortgage debt.
