@Carleton T.When I partner on deals, the way I typically do it is put the house into a Land Trust and have the beneficial interest of the trust spell out the percentage of ownership.

The reason for this is that it will help you fit nicer into the lending guidelines and make your refinance much easier if you ever need to access the equity to scale.

This is why people don't like renting to friends/family because its human nature to mix emotion into the decision making and that makes dealing with managing the investment messy when things go sideways.

It's not uncommon to hear horror stories about getting into underwriting and losing your deal a week before closing because of incompetence or error.
