I'd suggest starting with something closer to turnkey and ease into heavier rehabs after you have one under your belt

With over 600 flips under my belt I sometimes think that I've seen it all. 

But even that can be misleading if one is a class d 1905 junker in the rust belt and the other is a 2018 class b property in the sunbelt. 

(Suffolk is more commonly 0.6%)Sparse chance of it in Essex County, except possibly in the worst towns - Lynn, Lawrence, etc.Plus much of Middlesex is in the snow belt, so don't forget to budget extra for snow removal.You can get very close to if not exceed 1% in Plymouth County. 

After you have one property under your belt I’d imagine the subsequent ones would be a little easier as you’ll be able to leverage the relationships you formed doing the first deal.

I want to be involved in something, I like interracting with people and want to get some real estate under my belt.

Was the hardest part different when you first started vs now that you have a lot of experience under your belt?

One of the areas where condos may work in the DFW area is near the Galleria, the limit between Addison near Belt Line.
