Another important factor to remember is the reporting will differ depending on whether you invest cash versus one of the self-directed account funds. 

Of course, there are exceptions, but when you are running your numbers make sure you take that into account.

Most of the analyzers you will use do not take into account the peculiarities of the Canadian market (and it shouldn't because this is an America website).

I will double check this with an accountant, but off hand does anyone know whether the taxes due in each state are only from income made in that state or are they from the LLC's address state?

I have more than enough in the account to pay for the land - about 4X the cost of the land with still a couple hundred K in it if i bought it.

I will begin to take all of this into account when searching for properties in the future.

You don't want to buy in an area going downhill on account of resale when you want to sell. 

What about going month to month with your tenants, and when you know they are good people with a reliable bank account, extending them to a longer lease to hopefully reduce your turnover rate?
