Average rents of $850 make me assume it is all one bedroom units, is that correct?

The house was just under 2,000sf with four bedrooms and one and a half bathrooms.

We’re getting around $1000/mo for a 3 bedroom house.

I think my plan now is to get my first house, either a duplex or a 4 bedroom SFH and rent by the room. 

In the living and bedrooms, all rooms got brand new fans, paint, blinds, and refinished hardwood.

Most properties I'll go after will be 2-3 bedroom 1,000 sq ft homes that will be worth roughly around $200K fixed up or multi families that will be worth around $250-300K fixed up. 

You can purchase with the most attractive loan options and terms and after 1 year on 99% of the loans, you can convert it to a rental legally and ethically.Yes, as stated above location matters, the style, the floor plan, bedrooms, HOA, etc all matter when it comes time to convert to a rental.

For normal rental investments I use 5-8% depending on the area...it can be even higher for a house hack since you're just renting out bedrooms and potentially shared bathrooms to people.

So… without further ado… The property I’m looking at is a 4 bedroom 2 bath duplex (2/1 on each side) listed for around $500k.

It's a 4 bedroom 3 bath house in LA that I am renting by the room.
