@David Jackson can probably nail this for you from the title/estate angle.Usually the father's interest, 1/3 interest will then go to his heirs, if there were 12, 1/3 is divided equally among the 12.As folks pass on, you can have a real title nightmare after those 12 or so get married and divorce or pass on .....just gets messy.

Some of my tenants will do touch up painting and leave the place looking great, while others leave lots of rub marks and finger prints and small nail holes, or they patch all the nail holes leaving huge white spots everywhere.

Suspension is totally shot, brakes fail without notice, E-brake snapped, glow plugs do not work, wipers held on with a few bent nails, it leaks everything, has 240,000 miles, and the dash looks like a christmas tree and it has only caught on fire once so far... but I paid for it with the cash in my pocket 5 years ago and it runs, which is obviously all that matters to me!

Be aware that all businesses will charge you 8% (may change) the services, that means your contractor, barber, nail salon, tax preparer; if they don't make the 100k mark, they keep that 8%.
