Zoning on the property is RES-B and properties next door are RES-B - meaning 2 family.

It's possible they had shoddy product and needed the 'guarantee' to "seal the deal".Related, but not necessarily the same thing, there was an insurance company called AON that offered a 'rental default policy' from March 2013 to March 2014. 

Then state something like the earliest a 30 day notice can be given for a year is March 1st and the latest a 30 day notice can be given for a year is September 1st.

I think I am going to plan and visit those guys in March 2015, so like 5 months away.

Well if your campaign has six touches (i.e. a yellow letter first then a month later a post card then a month  later another yellow letter) and you have your first touch in December, you'll see results around Feb-March when the weather is getting nicer.

Imagine owning 50% of a B and B and making 30% annual return on investment.
