Unless your building is surrounded by identical buildings in identical condition market rent is really just a theory. 

Anything 50k and under they don't require and proof of income, verification of assess ect.

I have what I feel like all the proper precautions in place of background / credit /  employer and previous landlord checks in place... and I'm waiting to get the information from the potential tenant to start the verification process...

I did a good deal of research on an identical concept in the Palm Springs, CA area, and found multiple roadblocks - especially when it comes to classifying tiny homes (keeping them on wheels and calling it an RV is not going to fly everywhere, and if one is being used as a permanent dwelling - if you or a property manager lived there - then it usually has to be over a certain square footage unless it's designated an ADU, which means you need a permanent structure on the property anyway.  

If they are VERY professional, they will have their processes in writing as verification that it is enforced equally and fairly by their entire staff.6.

We had them kill an existing offer and take our pretty much identical offer.

You also couldn’t redecorate as all rooms had to be as close to identical as possible.
