For future prospect tenants, if they verbally tell you they are moving out before the lease expired, just don't lease to them if you don't agree.

I like that it's convenient and they do a lot of the leg work such as tenant placement, working with section 8, repairs and maintenance, increasing rents after lease expires, evictions, etc.

Also you look at war chests of hedge funds, family offices, and the amount of individual investor cash sales and they will all add a lot of liquidity to the market over the next 2-3 years.

Typically these blow past the option expiration and turn into permanent rentals.Get educated on how to take the option fee AND write the option contract to help (but not gurrantee) the lending bank to accept the option fee as part of the down.
