I will continued to do that for 5- 6 years and expand to commercial property (I don't have a strategy for commercial yet) and drop the flipping and fixer upper strategy (buy and hold will always remain as the most important part).

And with one of the partners taking his cash, will the remaining partner and I have an issue meeting the requirement that we have the same amount of equity in the replacement property as the relinquished one?

Serve pro also indicated use of ozone but we removed any soft material and only hard surfaces remain. would ozone treatment be useful?

You'd be amazed at how often a realtor will start 40-50k above where they should, then they lower the price as the market falls but still remain too high.
