I am looking to dive in the world of real estate investing with the hopes of generating some passive income and one day becoming financially independent.

I am working with a partner in Louisville, KY where we are under contract on a house, currently, trying to figure out how to make the deal work financially. 

Besides my earnest deposit I have other financial obligations to this deal, title search, appraisal, attorney and and enormous amount of time.

If he is in a bad financial situation, he may just be trying to leverage the situation to buy himself time.

The listing agent will not release any financial info without a contract.

However, if you do a good job of leasing it up quickly and can demonstrate a few months solid financials, then you should have no problem refinancing.

However the monthly payments are still considerably lower than what I can afford, and I am also largely financially independent at this point in life.I scrimped and saved til about age 37....now I spend pretty freely as even doing so I have much more coming in than going out.
