Under contract presently for a 13 unit resort with boat slips on a nearby Lake that is very popular and we're turning it into nightly rentals. 

I'm a relatively new investor, and in my market research I've found a lot of the same popular answers for good markets for OOS investors; Columbus, Indianapolis, Kansas City, Birmingham, Boise, etc.

Maybe I'm too hung up on the quality of the wood and craftsmanship vs what is more common knowledge in end use buyers - how many of them will know it's value and appreciate the overall style of the property in design vs how many want modern/light and what's currently popular. 

They are part of the reality of real estate investing that the popular media doesn't tell you about.
