Hey Selina,Rates will be pretty deal specific as residential focused DSCR with your history would be better then even a true commercial property.

Much of our value came in tackling other people’s problems, specifically large, unwieldy renovations.

I already have a general game plan set up but am trying to explore all of my opportunities before committing to any specific strategy.

Probably a better STR market there, assuming they haven't change the rules on themAthens - growing area, probably still a solid play for both mild cash flow and decent appreciation at this time with the right deal; we don't invest there, so I don't know that specific market well, but our west Madison properties rent easily. 

Our market is literally built for STR as the communities are zoned and built specifically to be short term rentals.
