I am launching my own brokerage next month called Investors Gone Wild Realty along with an educational website all about investing.

Lots of people come here because it's so much cheaper than a large majority of the country but with the cheap prices comes a high level of pain.I see a lot of people just gravitate to whatever is the cheapest listing on Zillow and then they end up way over their heads or worse, they buy something with a wildly inflated value because they don't understand the difference in comps from one neighborhood to the next. 

The seller is a reserved old lady and clearly does not have a grip on the situation.

We have issues with noseeum's and lady bugs.

Due to multiple issues stated above, my insurance lady (previous 20+ years in underwriting) has told me to buckle up for a few years of this before we see much changing.

I have heard the 10X Real Estate events are wild although I haven’t made it to one yet they tend to be in Seattle.
