What type of trouble am I in?

@Karen Seguin, it all depends on what you are trying to convey to your tenants.At minimum, any welcome letter should provide updated contact info for maintenance requests and mailing address for rent payments, and if the legal notice address is different than lease, include that.This can also be a good way to politely remind people of any general rules that you expect them to adhere to.

I'm looking to pull a list of all multifamily property owners in my town, specifically targeting properties with 2 to 50 units.

I don’t think any of it is allowed to go back into the property.

There was enough cash flow that I creatively used a 3rd mortgage to help fund the 20% down on the first two loans.

As someone else mentioned, what I've seen a lot of in the past six months is deals that don't have the rental income to service the debt and borrowers with marginal credit.

Would love to discuss and try to navigate it.
