Don't stress.

Working 2 jobs with an infant at home was incredibly stressful, but I made it work.

This way, when you do take the plunge into full time real estate, you don't have to stress about your income. 

This caused a lot of unnecessary stress.

I learned to take loans out to rehab stressed houses but every lender I called say I need 20%-30% down payment.

So for me life is about being stress free and having a comfort level not about owning 100 or more doors or apartment buildings etc.

If there's a hole, it may be a red flag.b) sensitivity analysis: I examine all the assumptions, and make sure I can live with the worst case scenarios.c) "Stall and see": if they are getting money over multiple years, and there is no penalty for investing later, I would usually wait so I get some real performance data, versus having to look at theoretical pro forma information.d) Recession stress test: I will not invest in anything, until I subject it to recession level stress and see if I can live with the result.

I can't stress that enough. 

You could make a better COC return by putting the money in syndications and less have stress. 

I’m not saying being a PM is easy but sometimes as a landlord dealing with Pm can be just as stressful
