I'm surprised the IRA company wired the funds.

I am not too familiar with those areas that you mentioned, but one recommendation would be to make sure when you move out in a year, your rent covers your mortgage, Insurance and tax plus about 10-15% for other unexpected expenses.

The biggest challenge was to overcome fear of unexpected issues, and several came up during the project.

We know unexpected stuff will come up like street improvements, grading, Misc. items the inspector will request during construction that normally wouldn't come up with R-1 type jobs. 

I assumed most bookings would come from Airbnb, but Booking.com was a pleasant surprise that drove even more traffic to my rental. 

He's exceptional at proactively creating terms that mitigate our risk and protect our investors AND getting all parties to come to the table, work through challenges, and get the deal done (it's no surprise that not all deals are smooth haha!)

Guests are surprisingly accommodating.
